Stage payments for a property will only be paid by the financial institution upon completion of a stage of the build and certification of same by a suitably qualified professional. It is vital that the building is checked at each stage as it is impossible to detect costly defects once the property is completed.
Examples of such defects are:
- Unsuitable foundations for soil conditions,
- Damp proof course and radon barriers not correctly installed,
- Roofing timbers and timber frames not adequately fixed or braced,
- Renders not correctly applied,
- Windows not properly installed leading to heat loss and
- Water pipes not buried deep enough to avoid freezing.
